According to the 7th edition of the City Momentum Index by global real estate services firm JLL, IT hub Hyderabad is now the world's most dynamic city in the world, surpassing 129 other cities.  Astonishingly, Bengaluru drops to the second place, Chennai stands at fifth and Delhi at sixth place. The tight competition between Hyderabad and Bengaluru made both cities near to grabbing the top place at any given moment but, a more active real estate market helped elevate Hyderabad to the first position in the overall ranking.

As per the US-based Jones Lang Lasalle (JLL), Hyderabad recorded the highest office net absorption in 2019 (as a proportion of existing stock) of any city globally. It is also among the world's best-performing cities for prime office rental growth. Back in 2014, during the bifurcation of Telangana, Hyderabad was not even in the list. Only in 2015, the city has entered the top 20 and rose to fifth place in 2016 and third position in 2017. In 2018, Hyderabad topped the list and second in 2019. his year it is back at the top place.

It is said that among seven major Indian cities featured in this year's Global Top 20, southern cities like Hyderabad, Bengaluru and Chennai (5th) are ahead of their northern peers, supported by favourable demographics and business climates. "Their expanding tech industries and start-up cultures make them a magnet for young and ambitious talent from across the country, with Bengaluru having one of the world's largest concentrations of 'engine room' population (20-40-year-olds), typically the most dynamic and productive age cohort" says the report.

The most expected Mumbai stood at 20th position and Kolkata at the 16th position. As we know, we have an economic slowdown this year and in spite of that the country leads 2020 Index with seven Indian cities in the top 20. Talking about Hyderabad's top place, Telangana's Minister for Information Technology and Industry KTR said he was thrilled over Hyderabad being back to the top slot and also over the fact that it has competed and surpassed  with cities like Shenzhen and Shanghai in innovation economy.
